Guarantor Guidelines
GLOR on Calhoun requires either:
A. A Qualified Guarantor
A guarantor must meet required screening standards, including credit, background, and income verification through TransUnion.
If approved, guarantor information is used for:

Financial verification

Identity verification
-
Emergency or delinquency-related communication (when allowed by law)
B. Guarantor Waiver Fee (If Chosen Instead of a Guarantor)
If a tenant chooses not to provide a guarantor or if their guarantor does not meet eligibility requirements, they may elect to pay a non-refundable Guarantor Waiver Fee.
By paying this fee, the tenant understands:

No guarantor will be listed on the lease

GLOR on Calhoun does not collect guarantor information for that tenant

The fee does not replace rent, security deposit, or liability requirements

The tenant remains fully responsible for all financial obligations

This fee amount is disclosed clearly during application or leasing and is applied monthly (collected with rent).
