Guarantor Guidelines

GLOR on Calhoun requires either:

A. A Qualified Guarantor

A guarantor must meet required screening standards, including credit, background, and income verification through TransUnion.

If approved, guarantor information is used for:

  • Financial verification

  • Identity verification

  • Emergency or delinquency-related communication (when allowed by law)

B. Guarantor Waiver Fee (If Chosen Instead of a Guarantor)

If a tenant chooses not to provide a guarantor or if their guarantor does not meet eligibility requirements, they may elect to pay a non-refundable Guarantor Waiver Fee.

By paying this fee, the tenant understands:

  • No guarantor will be listed on the lease

  • GLOR on Calhoun does not collect guarantor information for that tenant

  • The fee does not replace rent, security deposit, or liability requirements

  • The tenant remains fully responsible for all financial obligations

  • This fee amount is disclosed clearly during application or leasing and is applied monthly (collected with rent).
